The schedule changes with the building

Same service line, same reports. What we plan around is yours.

  • Apartment buildings and townhouse rows

Unit calls, stacks, risers and common-area plumbing for owners and management companies.

    • Tenant notice before any shutoff

    • One work-order report per building

    • Tagged riser shutoffs, on a map

  • Restaurants and kitchens

Floor drains, grease interceptors, hand sinks and dish-machine lines, on the days you are closed.

    • Interceptor service on a schedule

    • Backflow assemblies on the building record

    • After-hours calls answered

  • Schools

Restrooms, fountains and mechanical rooms, planned around the school year.

    • Summer and break-week scheduling

    • Proposals with start and finish dates

    • Work orders for your facilities office

  • Offices and mixed-use blocks

Shared restrooms, tenant fit-outs and ground-floor shops over apartments.

    • Tenant improvement quotes

    • Water heaters on the building list

    • Shutoffs coordinated across tenants

Older buildings

Brick walk-ups, steam pipes and one riser for six units

Much of Syracuse's rental housing was built long before today's plumbing. We keep a record of what each building actually has.

Mixed pipe materials, shared stacks and shutoffs behind finished walls are normal. The walk-through finds them, and the shutoff map shows your staff where they are.

  • Mixed copper, galvanized and cast-iron lines noted by floor

  • Shared stacks marked, so one repair does not surprise another unit

  • Lead service lines: ask the water supplier, and we note it on the record
